What these apartments have in common
None of these homes was ready to let on the day its owner handed it over. Some came out of a long-term tenancy, others from self-management that had run out of steam, one or two from building work. What they share is the work done before the first booking: measuring what the address can really achieve, fixing whatever would cap guest ratings, then building the listing around what the neighbourhood genuinely promises.
After that the standard is the same everywhere: hotel-grade bedding and linen, cleaning checked between every stay, guest replies at any hour, pricing adjusted to the season and to Riviera events, and small maintenance dealt with before it shows up in a review. It is that consistency, more than the furniture, that keeps a rating above 4.8.
If your property looks like one of these — a studio in the centre, a one-bedroom near Jean-Médecin, a family flat in need of a refresh — we can tell you fairly quickly what it could earn and what it would take to get there.
For owners, the reporting is the same everywhere: a clear monthly statement of nights, income and costs, calendar access at any time, and a single point of contact who knows the property. Most of these apartments belong to owners who do not live in Nice — some have not been back since letting began.
