What managing a short-term rental in Nice actually covers

Handing over a property is not delegating a listing, it is delegating an operation. The scope, line by line: creating and optimising the listing on Airbnb and Booking, photography and copy included; pricing adjusted weekly rather than set once; guest communication before, during and after the stay, at any hour; arrivals and departures, in person or self check-in depending on the property; hotel-standard cleaning and rotating linen; routine maintenance and coordination of trades when more is needed; review management, which sets the price you can hold next season; collection and remittance of the tourist tax; and a monthly statement of nights, income and costs. What separates real management from the appearance of it is rarely this list, which everyone publishes: it is how often each line is actually executed.

Managing a rental in Nice is not the same as managing one elsewhere. The season is long and generous: summer concentrates the high rates, but May, June, September and October sell at almost the same level, and winter stays active thanks to Carnival, the Acropolis conference centre and European guests chasing the sun. A calendar built on "full summer, closed winter" leaves roughly a fifth of the annual income on the table. Add some very concrete constraints: the airport generates late arrivals, which makes self check-in close to essential; city-centre buildings tolerate poorly managed comings and goings badly, and an unhappy managing agent ends up costing more than an empty month; and since 2026, local regulation — city registration, the 90-night cap, authorisation quotas in four districts — requires administrative follow-up that cannot be caught up after the fact.

Then the question every owner asks: is the commission worth its price? You settle it on annual net, never gross, and by counting your own time. A managed property usually wins on three fronts. Average nightly rate, because the calendar is corrected weekly instead of revised twice a year. Occupancy, because replies are immediate and platforms favour well-run listings. And wear, because an incident handled the same day does not become building work three months later. It loses on one: the commission. Across our portfolio in Nice, the difference in gross covers the commission in the large majority of cases — but we never promise it before seeing the property, its floor, its view and its real condition.

On cost, the Nice market sits between 20 % and 25 % of rental income. At Yellow the commission starts at 22 %, with no set-up fee and no minimum term, and it applies only to nights actually let. The thing that moves the most money year to year is not the rate, though: it is the base it is charged on and how cleaning is handled. A commission calculated on the total collected, cleaning fees and tourist tax included, costs more than a higher rate charged on rent alone. With us, cleaning fees are paid by the guest on each stay: they never touch your income. When you compare two providers, ask each to model a full year on your property, with every cost line and the final net — the one who refuses has already told you something.

Finally, what stays with you. You keep ownership of the listing, its history and its reviews: the point most owners discover too late, when changing provider. You keep control of your calendar and block the dates you want, as often as you want. You make the decisions that commit your asset: a floor price, a furnishing investment, work that creates an extra sleeping space. And you remain in charge of your tax choices, which you will make with your accountant — the actual-expenses regime is often better than micro-BIC in short-term letting, but that is not decided in a brochure. Our job is to give you clean numbers to decide with, and to execute the rest.
